Selling a property with the assistance of Sifex.

For vendors we can offer three solutions at Sifex.

In order to be able to advise on which is likely to be the most suitable solution, the more we know about your property, the better. It is very helpful if we can receive as full a dossier as possible on the property in question, including as many images as can be provided. Additional information which would certainly be useful, but is not essential at this stage, would be details on the size of the cadastral plot if possible, an idea of the square meterage of the property and any other relevant information (additional land/house that could be included for example). Typical other features of relevance would be the type of heating, the size of the swimming pool and whether it has a salt water system, and features such as a tennis court or private driveway. Work carried out on roofs or wiring/plumbing etc is also very useful information.

The other extremely important factor is to make us aware of any negative feature that could impact on the saleability of the property. These can be any one of a number of things but typical examples would be proximity to a noisy road or railway line, a view blighted by a quarry or factory, a particularly noisy or smelly farm (pigs or duck) close to the property. If the property is in the middle of its land and not overlooked – this would definitely be regarded as a positive by our clientele and our partner agents. Nearest shops and airports/TGV are also important factors.

So provided we are able to receive comprehensive information and the property matches the profile of our main site, the first solution is that we will see which of our partner agents in France might be interested in valuing and taking on the property, signing a mandate and then referring the details and images back to us for listing on the Sifex site.

If for some reason the property does not really match our profile but the vendor wishes an agent in France to be involved, the second solution would be that to try and find an agent who may be able to assist.

The last solution is that of the Private Sales site – applicable in particular to those vendors who do not wish to have the involvement of an agency on the ground to do viewings.
